From time immemorial, Uttarakhand has been the first choice of people from across world for peace and tranquality. In earlier times, in the 80s and 90s there were people from outside of the state and when it was a part of Uttar Pradesh, came here and settled down in the retirement age. Of late, there has been a tremendous shift in the age group of people coming here and wanting this part of the country to be their abode. And the reasons vary from people to people. Some come up to have a small house from where they can do Work From Home. Others come with the mind of doing business like Cafe house, restaurant, home stay, farming etc.

There are indeed many opportunities which one can cash in on as the state is still in its nascent stage and requires plenty of development. However, there are some challenges one has to face in most of the places in present time like scarcity of water, due to heavy rains and land slide some times connectivity becomes a big problem. The state does not have good medical facilities in the hills, so one has to come down to either Haldwani or Ramnagar for health issues.
The present government in the center has taken some issues seriously like water supply and road connectivity. There are many projects that center has started to lift the water from rivers and pump them to the top of the mountains and then distribute to villages. To name a few projects, there’s one in the Bhikyasen region ‘Ram Ganga Scheme,’ the other one in Nainital region ‘Kosi River Scheme,’ and one in the Salt region ‘Gujarkot Scheme,’ etc.
If you are the one who does not shy away from challenges and want to live your life on your terms then this state will have plenty to offer you.

Sharing with you an e-mail that I sent to one of my clients. He and his friends are thinking of investing in the hills of Kumaon.

Dear Mr. Gupta,
I am writing this to you regarding the investment programme that we discussed over the phone. I feel privilege to work with you and all your esteemed friends. Before we embark on this project, I would like to share my experience of Real estate sector in the hills of Kumaon. To make it comprehensive to everyone, I am going to explain point wise:
Who want to invest here?

There are two categories of people of want to invest here. The first one want to buy something for his own purpose, like ‘ a Second/holiday home.’ So, as and when they get time they can come to relax away from the hustle bustle of urban life style. In most cases, their budget do not exceed 20 to 25 lakhs.

The other category wants to have something of their own in the hills that can also get them some returns. If they get things of their interest they do not mind spending 75 lakhs to 1 Cr to start with. In that they want a decent amount of land (volume of land or area) where they can build a cottage and can have ample space for landscaping. After that they can let it out as a home stay or resort.

What they really want?

The one thing that everyone wishes who drives some 350 kms from NCR or flies in from even far away places is Solitude along with Scenic beauty. The other thing they look for the market from where they can get the edibles and medical facilities for any emergency.

What we can offer to both the categories?

We can have a big parcel of land with all the major attractions (lush green surroundings, vibrant views of himalayas or vallies and basic amenities (road, water, and electricity). Once we finalise a land, we will slice up the land parcels for both categories.

What amount of budget do we need?

I don’t think budget will be an obstacle as I have plenty of options for land. However, if we want to do it in some popular destination, then we will have to look at our finances as well. Going for popular destinations will have ease in marketing the product.

What do we have?

We have land at Mohanri that I showed to Mr. Mohinder and Mr. Ravi, the other day. I am working on conslidating that land. However, I would need some monetary help to make it 25 plus Nalis of land. That’s a good piece of land. It has both good and not so good attributes to it. The good part is that it has open and vibrant view of valley and himalayas. There’s no scarcity of water and electricity. The bad part is the road and the weather. Although the land that you purchased does not have much difference in altitude from that of the land we are discussing here yet the tempreture level is all together different there.

What is the price of land in Uttarakhand?

Before I answer this, I will explain you about the measurement of land
and its various terms prevelent in Uttarakhand. Here, mostly in the
Hill areas, the common term used for the measurement of land is
‘Nali.’

1 Nali = 16 Mutthi  (1 Mutthi = 135 Sq. ft.)

1 Nali = 2160 Sq. ft. / 240 Sq. yds.

1 Bigha = 6808 Sq. ft./ 756 Sq. yds. / 3.15 Nali.

1 Acre = 20 Nali/ 6.25 Bigha.

Now, coming back to the price thing. Price of land varies from one
place to another. If you want land with beautiful landscapes like
Himalaya View, Snow fall, Lush green surrondings with road,
electricity and water facilities, the price of such land at this point
in time is around 10 to 15 lakh per Nali. However, if you don’t have
any peculiar choice, as it happens when you plan to use that land for
agriculture purposes( apple orchards, peach orchards, apricot
orchards, strawbery fields), you can get it in between 1 lakh to 3
lakh per Nali.

Hey Investors! looking for buying land in Uttarakhand

Every now and then, I receive a number of calls regarding buying Land in Uttarakhand, Land in Nainital, Land in Ranikhet, Land in Ramgarh, Land in Bhimtal, Land in Bhowali, Land in Mukteshwar, Land in Dhanachuli, Land in Kausani, Land in Almora and various other Hill Stations of Uttarakhand.

Most of them ask me whether they can buy land in Uttarakhand. My reply always has been ‘Yes’, because it is true that you can buy land in Uttarakhand even if you are not a resident of Uttarakhand. However, there are limits for an Individual outside of Uttarakhand, i.e. 300 Sq Yds./ 2690 Sq Ft.

But if you are planning to buy more land than the prescribed limit, you have other options to go for it.

1. Get 4 or 5 family members. ( Eg. 5 x 2700 = 13,500 Sq. ft. / 2 bigha approx.)

2. Apply for permission: It usually takes 3 months. (If you are going
with this, you have to pay commission apart from Government fees.)

3. Buy a company: The company should be registered before 12
September, 2003 and should have some land on its name before 12
September, 2003 in Uttarakhand.
